Steve Graham, Principal

Steve has had the opportunity to bring together his background in design, construction, retail development and leasing expertise to support the successful creation of some of the largest and most successful destination retail developments in America. His passion to travel both locally and internationally to find the best tenants, development practices and leisure and entertainment experiences has greatly contributed to his success.  The relationships he has forged with spectacular tenants, community leaders, and leisure entertainment operators forms the backbone of Steve’s extensive experience in real estate.  Recently, Steve led the leasing efforts for GRANDSCAPE in Dallas a stunning and unique over 2.5 Million  SF development by Berkshire Hathaway affiliate Nebraska Furniture Mart. 

Before launching Stellar Development, Steve spent the previous 10 years as the Vice President for Destination Development for RED Development, contributing greatly to the leasing, development and strategy behind some of RED’s biggest shopping centers, including The Legends Outlets of Kansas City, The Promenade at Chenal and The Legends at Sparks Marina.

Steve received a BS in Civil Engineering and MBA from the University of Wisconsin and his Masters in Architecture from the University of Kansas.  Steve is well-known in the leisure entertainment industry and is a regular speaker at conferences and seminars related to current trends in retail development.

 
 

Shelly Graham, Director of Leasing Strategy

Shelly uses her background and extensive experience in the retail shopping industry to develop leasing strategies, merchandise, and find unique and spectacular tenants.  Her extensive travel to see shopping destinations both in the United States abroad provide her with the ability to focus on tenants that are successful now and will be in the future.  Shelly’s exhaustive research has provides tremendous guidance to the leasing success at STELLAR.

Shelly received a Master’s degree in Social Work from the University of Kansas.  She regularly attends and is involved with ICSC New York, RECON and MAPIC in Europe. 

 
 
 

Dave Claflin, Director of Development

Dave works with the STELLAR team on development and marketing services. to provide strategic insight for the marketing and leasing support of all of STELLAR’s projects and provided services.  

 Dave Claflin— A founder of c2 creative, Dave’s eclectic resume meshes his background law, communications, real estate development and marketing with a deep intense interest in creativity.  The intersection of these areas of focus all intersect to give Dave a unique perspective on retail and commercial real estate development.

 

Rachel Yeamans, Development Coordinator

As Development Coordinator, Rachel assists in managing day-to-day project tasks; such as coordinating consultants, maintaining project timelines, and supporting communication between developers, brokers, tenants, and the project teams to help move deals from initial planning through construction and delivery.

Rachel has a Bachelors Degree in Business Management and Enterpreneurship from Graceland University.  She has a wide variety of logistical experience across multiple industries, bringing a broad perspective and adaptable skill set which contributes to projects that require coordination, organization, and strategic thinking.


Outside Consultants

Koby Chaddick Independent Financial Consultant

Koby provides independent, strategic financial analysis and financial modeling support related to project evaluation and capital planning. He serves Stellar Development in an external consulting capacity on specific development projects.

Koby brings more than a decade of investment and transaction experience, including five years as a principal investor in private equity and credit spanning leveraged buyouts, growth equity, and highly structured preferred equity and debt investments in middle-market companies. Earlier in his career, he deployed more than $350 million of equity and debt capital in 17 companies and participated in nearly $1.5 billion of capital markets transactions. Koby has been an observer of the board of directors of multiple companies, where he has worked closely with management teams to drive growth, improve profitability, develop executive leadership, support M&A and refinancings, and execute strategic initiatives.
